Yeah, that’s pretty much spot on. Underwriters are really just scanning for anything that stands out - like a sudden $5k deposit with no explanation. I’ve seen people get worked up over every Venmo or lunch split, but honestly, it’s the bigger, out-of-pattern stuff that gets flagged. If you’re consistent and can explain the occasional oddball deposit, you’re usually fine. Just don’t ignore something major and hope it slips by... that’s where folks get tripped up.

Honestly, I was stressing over every tiny transfer when I started this process. My friend paid me back for concert tickets and I was convinced it’d be a huge deal. Turns out, the underwriter barely blinked at that but did ask about a random $1,200 deposit from my side gig. Guess it really is the bigger stuff they care about. Still feels weird having someone comb through your bank statements, though...

It’s definitely a weird feeling having someone go line by line through your bank statements, but from what I’ve seen, as long as you can explain the bigger deposits, they’re not too nitpicky about the rest. The process feels super invasive, but I guess it’s their job to make sure nothing shady is going on. I still cringe when I remember how I tried to write a full essay about a $50 birthday gift from my aunt - turns out, nobody cared.

Hang in there. Once you get through this part, it’s mostly smooth sailing. Well... until closing day, anyway.
