Title: Getting through the FHA hoops as a newbie homebuyer

Haha, the “pizza money” Venmo note gets me every time - those random deposits always look way more suspicious when you’re knee-deep in paperwork. I remember one client who freaked out over a $15 refund from a friend labeled “dog sitting.” She was convinced it’d derail her approval. In reality, underwriters are mostly scanning for large, unexplained transfers or anything that looks like a loan or gift without documentation. The little stuff usually slides right by unless it’s part of a bigger pattern. My advice? If you see something weird on your statements, just flag it and jot down what it is. Saves everyone a headache later.

Honestly, the first time I bought a house, I was convinced every random $20 transfer from my roommate would set off alarm bells. Turns out, like you said, underwriters are more concerned with the big, unexplained stuff. Still, I always recommend folks keep a quick note on anything that looks odd - just saves some back and forth later. The process feels intimidating, but most of those little things aren’t dealbreakers. You’re definitely not alone in overthinking it.

That’s been my experience too, but I still find myself second-guessing every Venmo or weird deposit. It’s like, what if this is the thing that messes it up? Maybe I’m just paranoid, but I wish lenders were clearer about what actually matters. The “keep a note” idea is smart, though - I started a spreadsheet for anything that looked remotely odd. Probably overkill, but it made me feel less stressed.

I totally get the spreadsheet thing - I did the same when I refinanced last year. My lender flagged a $200 transfer from my mom and I panicked, but it turned out they just wanted a quick explanation. Honestly, most of the stuff I worried about never even came up. Still, I kept notes on everything just in case... probably overkill, but it helped me sleep.

That’s interesting - I’ve always wondered how deep lenders really dig into those small transfers. When I went through my refinance, they asked about a couple Venmo payments from friends, but didn’t seem to care much once I explained. Did you ever have to provide actual documentation for family gifts, or was a written note enough? I’ve heard some lenders are stricter than others, especially with FHA loans...
