RE: Which is the better deal: HELOC or home equity loan rates?
You nailed it - there’s a lot of “gotchas” buried in the details, and it’s easy to miss them until you’re signing your life away. I’ve seen folks get burned by those minimum draw requirements, too. Honestly, I lean towar...
RE: Frisco folks: 2-1 Buydown loans actually helping buyers right now?
I get where you’re coming from - planning for the worst is smart. But honestly, I’ve seen a few buyers benefit from the 2-1 buydown when they needed that breathing room upfront. Sometimes life changes fast, and that lowe...
RE: Can You Buy a Home with a 580 Credit Score?
I get where you're coming from - jumping in at 580 can feel risky. The rates and PMI costs really do add up, and it’s not just a few bucks a month either. Sometimes, waiting even 3-6 months to push your score up 20-30 po...
RE: Waiting forever on my refinance loan approval - is this normal?
Honestly, it’s wild how often this happens. I’ve seen clients send the same pay stub three times just because the date format was off or there was a tiny missing initial. It’s frustrating, but sometimes it helps to ask f...
RE: Texas Homebuyers: What’s Stopping You From Your Dream Household?
I get where you’re coming from about the lower down payments, but I’ve seen folks get caught off guard by PMI and higher monthly costs. Sometimes waiting a bit longer and saving more upfront can actually make things less...
RE: How Family Home Sales Can Help You Buy Faster (Without Huge Cash)
You’re spot on about treating it like a real transaction. I’ve seen families get burned by skipping paperwork or trying to cut corners, thinking trust is enough. Even if it feels a bit formal, those steps protect everyon...
RE: Tapping Into Home Equity: Would You Risk It For Renovations?
I get where you’re coming from, but sometimes those big-ticket upgrades do pay off - just not always in the ways people expect. If you’re in a high-end neighborhood, buyers might actually expect a chef’s kitchen. It’s al...
RE: Does a VA loan require an inspection? What are the VA loan inspection requirements for buyers and spouses?
That’s exactly right. The VA only cares that the property meets their minimum standards - safe, sound, sanitary. It’s not a deep dive into the home’s condition. I’ve seen people get tripped up thinking the appraisal mean...
RE: New Homes with Low Interest Rates
Couldn’t agree more about the “boring” stuff being the real MVP. I always tell folks to budget for maintenance, not just upgrades. Low rates are great, but unexpected repairs can eat into those savings fast. Been there w...
RE: Dallas Homebuyers: Don’t Pick a Mortgage Broker Until You Read This
Yeah, those “courier fees” are classic. Sometimes they’re legit, but a lot of times it’s just padding. I always tell folks - ask for a Loan Estimate early and compare line by line. If something looks weird, push back. Yo...
