One lender had “processing” and “origination” as two separate fees, and when I asked, they basically shrugged and said, “That’s just how we do it.” Felt weird, but after grilling them a bit, it turned out to be legit. Still, if they get cagey about it, I start getting suspicious... I mean, if you can’t explain your own fees, what else are you hiding?

Totally get what you mean here. I had a lender once just lump a bunch of stuff into “miscellaneous fees.” When I pressed for details, they got all vague and acted like I was being difficult. That was enough for me to walk. If they can’t break it down - or worse, get defensive - I’m out. I don’t mind paying for an actual service, but at least tell me what I’m buying, you know?

I do agree lenders should explain every line, but if they’re willing to walk you through it (even if it takes a few emails), I’d give them a shot.
