I asked if it could be lowered and they acted like I was nuts.

- Lenders can be stubborn about doc fees, but sometimes it’s just a “standard” charge they tack on.
- I’ve seen them budge if you push, but not always. Depends on the lender and how much they want your business.
- Did you shop around at all? Sometimes just mentioning a competitor’s lower fee gets them moving.

Honestly, doc fees are one of those things that drive me nuts—they're rarely set in stone, but lenders act like they're sacred. I've had clients get them knocked down just by being persistent or threatening to walk. Sometimes all it takes is saying, “Hey, XYZ Bank offered me $300 less on fees.” If they want your business, they'll usually find a way to make something work. That said, some places just won't budge no matter what you say. It's always worth asking... worst they can do is say no.

Totally agree, those doc fees are such a racket. I actually had one lender try to sneak in an extra $400 “processing fee” until I called them out. They dropped it right away. It’s wild what you can get knocked off just by pushing back a little. But yeah, sometimes they just won’t budge, and you gotta decide if it’s worth the hassle or not.

Honestly, this is so true. I’ve seen people just accept every line item on their closing docs because they assume it’s all set in stone. But a lot of those “processing” or “admin” fees are totally negotiable, or at least questionable. Sometimes I wonder if lenders just toss them in to see who’s paying attention.

That said, I get why some folks don’t want to argue over every dollar—buying a house is already stressful enough. But if you’re comfortable speaking up, it can really pay off. I’ve had clients who saved hundreds just by asking for a breakdown of every fee. Sometimes the lender will say no, but other times they’ll quietly remove it, like you saw.

One thing I’d add: not all fees are bogus, but the ones that seem vague or oddly high? Definitely worth a second look. It’s wild how much is negotiable in this process, even when it doesn’t feel like it.

It’s funny, I’ve had buyers who just assumed “doc prep” or “underwriting” fees were fixed, but when they asked about them, suddenly they got knocked down or disappeared. Ever notice how some lenders get cagey when you ask for a line-by-line explanation? If it’s legit, they’ll explain. If not...well, that tells you something.
