I get where you're coming from about pushing back on fees, but honestly, I tried that with my lender and didn’t get very far. They just kept repeating that everything was “required by the underwriter” or “industry standard,” and I felt like I was hitting a wall. Maybe I just picked the wrong lender, but it made me wonder if some of these fees really are non-negotiable sometimes? Or maybe I just didn’t push hard enough.

Also, I’ve seen people mention shopping around, but is it really that easy? I got three estimates and they all looked so different, it was hard to even compare them line by line. One had a “processing fee” and another called it an “origination fee,” and the numbers didn’t match up at all. Has anyone else struggled with that? I almost gave up trying to figure out what was actually negotiable versus just labeled differently.

And about those courier fees... mine was $50 and everything was digital. I asked about it and they said it was for “document handling.” Still not sure what that means.

That’s exactly what tripped me up too. I thought I was being smart by getting multiple quotes, but then I just ended up confused. One lender had a “commitment fee” that nobody else mentioned, and when I asked about it, they just said it was “standard.” Honestly, I started to feel like they just make up names for the same thing to make it harder to compare. The courier fee thing is wild too—mine was $45 and literally everything was emailed. I guess we’re paying for someone to click “send”?

Yeah, I hear you. Here’s how I deal with it: first, get a full itemized list from every lender or agent—don’t just settle for the summary. Next, compare them line by line. If something pops up on one but not the others, ask directly what it covers. Sometimes it’s legit, sometimes it’s just fluff. One time I challenged a “courier fee” and they dropped it immediately... makes you wonder how much is negotiable. Just keep your eyes open and don’t be afraid to question everything.
