RE: Got denied for a mortgage because of high DTI? Don’t give up yet.
Totally get this. I once had an underwriter question a $50 refund from a hardware store - just because it didn’t match the usual pattern. It’s wild how granular they get now. Makes me wonder if anyone actually breezes th...
RE: Physicians Loans Available Take Tax Advantage Now
I’ve actually run into that exact issue with “special” loan programs before - looked great on paper, but then the closing costs and weird little fees started stacking up. One time, I thought I’d scored a deal, but by yea...
RE: Zero down vs. low down: Which route is better for homebuyers with military benefits?
I get what you’re saying about leverage and timing, but I’ve actually had a few sellers flat-out prefer a low down payment over zero down, even if the VA loan is solid. There’s this perception - fair or not - that buyers...
RE: Is now a dumb time to refi or should I wait it out?
Funny thing, I’ve watched a buddy of mine chase the “perfect” rate for almost two years - he’d get all his paperwork together, then rates would drop a quarter point and he’d start over. Meanwhile, I locked in a decent ra...
RE: Can a Debt Consolidation Mortgage Really Lower Monthly Payments in 2026?

RE: Can You Buy a Home with a 580 Credit Score?
Funny you mention that - I've watched a few clients hold out for “just a little longer” thinking their credit would jump or rates would dip, only to see the starter homes they wanted get snapped up. Sometimes, waiting do...
RE: Comparing Online Vs. In-Person Mortgage Rate Quotes
Yeah, I’ve run into that “black hole” feeling too. Once had a deal stall for days because the online portal flagged my LLC paperwork as “unclear” - no one to talk to, just endless uploads. At least in person, you can rea...
RE: Home Buying 101: Stuff I Wish I'd Known Beforehand
I’ve run into the same thing with “mystery fees” popping up at the last minute. Once, I actually had a title company try to tack on a courier fee for documents I picked up myself - like, really? It’s wild how much is jus...
