Not sure I’d call it paranoia - just being careful. But sometimes, even after you ask about fees, they’ll just give you some vague answer and move on. I’ve seen quotes where the “processing fee” was double what another lender charged, and when I pushed back, they just shrugged. At that point, I walk. If they can’t be upfront about costs, what else are they hiding? I’d rather miss out on a “deal” than get stuck with surprises later.

I’ve seen some wild “junk fees” pop up in quotes over the years, and it always amazes me how some lenders try to brush them off like it’s no big deal. If they can’t explain what you’re paying for, that’s a red flag in my book.

One thing I always tell people: if you get a quote and the fees seem out of whack compared to others, don’t be afraid to ask for a full breakdown. Sometimes there’s a legit reason (like maybe they’re rolling in some third-party costs), but if they get cagey or start using a lot of jargon, that’s when I’d start getting suspicious too.

I’ve had clients come to me after getting burned by “too good to be true” rates, only to find out at closing that the fees made the whole deal worse than what they could’ve gotten elsewhere. It’s frustrating, because transparency really shouldn’t be that hard. If someone can’t give you a straight answer on costs, what are the odds they’ll be upfront about anything else?

Funny enough, I once had a lender try to justify a $1,200 “document prep fee” by saying their paperwork was “exceptionally thorough.” I mean...isn’t that kind of the bare minimum? At the end of the day, if it feels off, trust your gut. There are enough options out there that you don’t have to settle for someone who’s playing hide-the-fee.

And yeah, missing out on a supposed “deal” is way better than getting stuck with a nasty surprise later. No shame in walking away when things don’t add up.

Totally agree about the “exceptionally thorough” paperwork - like, isn’t that literally their job? I’ve had lenders try to sneak in “processing” fees that were almost as much as the appraisal itself. At that point, I start wondering if they’re just hoping you won’t notice. Curious if anyone’s ever actually pushed back and gotten those fees reduced or removed? I’ve tried once or twice, but sometimes they just dig in their heels.

Yeah, those “processing” fees can get sketchy fast. I’ve seen some lenders get downright defensive if you question them, which always makes me uneasy.
