Definitely seeing the same thing with complex structures. I can’t count how many times someone’s come to me frustrated after getting a “pre-approval” online, only to have it fall apart once the underwriter saw their K-1s and multiple LLCs. It’s almost like the online calculators assume everyone has a single W-2 and no side hustles or investments.

One thing I always ask clients is: do you really want to spend hours uploading docs into an online portal just to get a generic response? When there are layered entities, it’s usually faster (and less stressful) to talk it through with someone who actually reads tax returns for a living. I’ve had cases where we found ways to use income that an automated system would’ve missed, just because we could walk through the flow of funds together.

Curious - have you ever had an online lender actually “get” your structure right away? I’ve seen them try, but it’s rare. Maybe that’ll change someday, but for now, I still think face-to-face (or at least a phone call) saves headaches when things get complicated.

Couldn’t agree more about the online pre-approvals missing the mark with complex setups. There’s something to be said for having a real conversation with someone who understands how these structures work. I get the appeal of quick online quotes, but for anything beyond a straightforward W-2, it’s usually more hassle than it’s worth. Every time I’ve tried to go the online route with layered entities, I’ve ended up back at a local lender anyway. Maybe the tech will catch up someday, but right now, it’s just not there.

I get where you’re coming from, but I’ve actually had decent luck with online lenders when I’m just looking to compare rates quickly - even with some complexity. If you already have all your docs organized (K-1s, LLC paperwork, etc.), it’s possible to get a rough idea before diving into the in-person stuff. It’s not perfect and yeah, the tech gets tripped up sometimes, but for me it’s been a decent first step. Maybe it depends on which platform you use or how messy your setup is?

Yeah, I’ve found that to be true too. Having everything lined up ahead of time makes the online process way less painful. The first time I tried to get a quote online, I didn’t realize how much detail they’d want about my LLCs and side gigs - ended up having to dig through old emails for K-1s at the last minute. Now I just keep a folder ready.

One thing I’ve noticed is that some platforms are better than others at handling “non-standard” income. A couple of the bigger names seem to get confused if you have more than one property or anything outside W-2 income. But as a ballpark estimate, it’s still useful.

I do think there’s something to be said for sitting down with a local lender once you’re serious, though. They can sometimes spot things the algorithms miss, especially if your finances aren’t super straightforward. But for quick rate shopping? Online’s hard to beat for convenience.
