Yeah, I’ve seen folks try to “game” escrow too—usually ends up biting them. Had a guy last year who figured he’d just set reminders and pay taxes himself, but then the appraisal district bumped his value outta nowhere. He was floored by the bill. Honestly, I get wanting that extra control, but in Texas those property tax jumps can be brutal. Sometimes peace of mind is worth more than squeezing out a little extra interest.

Yeah, I totally get where you’re coming from. I’ve run the numbers a few times thinking I’d save a bit by handling taxes myself, but those surprise appraisal hikes are no joke. Couldn’t agree more with this. I refinanced last year thinking I’d finally have a handle on my monthly costs, and then—bam—my appraisal shot up and my escrow got all out of whack. I thought I was being smart by budgeting a little extra for taxes, but it still wasn’t enough. The unpredictability is wild.

But honestly, for me, the bigger headache lately has been interest rates. I locked in a decent rate, but watching them climb since then makes me nervous for anyone trying to buy now. Taxes are rough, but at least you can try to protest your appraisal or plan ahead (sort of). With rates, there’s just no wiggle room.

I keep hearing people say Texas needs to overhaul how property values are set, but who knows if that’ll ever happen. In the meantime, I’m just hoping my next escrow analysis isn’t another nasty surprise...

- Yep, "my escrow got all out of whack" is my life every spring.
- I try to plan for tax hikes, but it’s like budgeting for a surprise party you didn’t ask for.
- Interest rates freak me out too, but at least you can shop around (sort of). Taxes just... happen.
- Curious—has anyone actually succeeded at protesting their appraisal and seeing a real difference? Or is it just another Texas-sized hassle?
