Here are the biggest mistakes (and what to do instead):

Nailed it with the prequal vs. pre-approval point. I can’t count how many times I’ve seen buyers get their hopes up with a prequal, only to hit a wall later. One client bought new furniture before closing - yep, that delayed everything. It’s wild how even small credit moves can throw a wrench in the process. Also, people get so hung up on rates, but sometimes the “lowest” rate comes with a pile of fees or weird terms. Gotta look at the whole picture, not just the shiny number.

You’re spot on to question it. Chasing the "lowest" rate can backfire if you don’t look at the closing costs and lender fees. Sometimes those online rates look great, but then you see points, origination fees, and a bunch of add-ons buried in the fine print. I’ve seen buyers get lured in by a 0.125% lower rate and end up paying thousands more at closing than they would’ve with a slightly higher rate and fewer fees.

Best way to compare is to ask for a Loan Estimate from each lender - side by side, all the numbers laid out. Look at the APR, not just the rate. That’ll give you a better sense of the true cost over time. And yeah, don’t touch your credit or buy big stuff until you have the keys... lenders check your credit again right before closing and it can seriously mess things up if your debt jumps.

It’s not always about the lowest sticker rate. Sometimes “boring and transparent” wins.

I learned the hard way on the pre-approval vs. prequal thing. Thought I was golden with a “prequal” letter, only to get beat out by someone who had all their docs in and ready to go. Seller didn’t even give me a shot. It’s weird how much that one detail can make or break an offer in Dallas right now.

And yeah, those “lowest rate” ads are kind of a trap sometimes. My lender broke down the numbers for me - turns out, paying a bit more each month actually saved me money up front and gave me more flexibility later. Not what I expected at all.
