Been thinking about refinancing my mortgage and stumbled across some info on HARP. Seems like it could help lower payments, but I'm not totally sure if it's worth the hassle or if there are better options out there. Thought I'd throw up a quick poll to see what everyone's experience has been like:

Did your clients run into any appraisal issues? I had someone recently who was borderline underwater, and while HARP seemed promising initially, the appraisal came back lower than expected. It didn't kill the deal entirely, but it definitely complicated things. Curious if others have seen similar hiccups lately...
