That’s exactly it. The fact that they can just “find” a discount out of thin air makes me wonder if these fees are just made up on the spot half the time. Like, is there a secret menu of fees they hope you won’t notice? I swear, the first time I bought a house, I felt like I was being charged for breathing in the lobby.

The courier fee thing cracks me up too. In 2023, what are they couriering? A USB drive? Maybe a sandwich? Most docs are e-signed now, so unless someone’s hand-delivering my loan file on a velvet pillow, I’m not paying for it.

I get that some costs are legit—people gotta get paid for their work—but the lack of consistency is wild. Underwriting fees swing hundreds of dollars for no clear reason. And don’t get me started on “processing” fees. Processing what, exactly? My patience?

The title insurance stuff bugs me too. Lender’s policy is non-negotiable but only protects them, not you. Meanwhile, owner’s title is optional but if you skip it and something goes sideways later, you’re on your own. Feels like a lose-lose sometimes.

I’ve started just calling out every weird fee I see. Sometimes they drop it, sometimes they give me a song and dance about how “everyone charges this.” Spoiler: not everyone does. It’s worth comparing lenders and making them explain every line item. If they can’t give you a straight answer, that’s a red flag in my book.

Honestly, the whole process feels like a game of “how much can we sneak past before you notice?” Just wish it was more transparent so people could actually budget without all these gotchas.

You nailed it with the “processing my patience” line—felt that in my soul. I refinanced last year and had the same reaction to half the fees. The courier charge was the most ridiculous; everything was digital except for one envelope, and they tried to bill me $75 for it. I pushed back and, surprise, it disappeared. It’s wild how much is negotiable if you just ask, but it really shouldn’t be this murky. Comparing lenders saved me a few hundred bucks, but honestly, it’s exhausting having to play detective just to avoid getting fleeced.

It took me hours to figure out what was actually required versus what was “optional.” Honestly, if you don’t have the patience (or the time) to comb through every detail, it’s easy to get stuck paying for stuff you never needed.

Had the same headache when I refinanced last year. The “doc prep” and “wire transfer” fees were all over the place depending on who I talked to. One lender even tried to charge me for a “reconveyance fee” twice. You really have to read every line, which is just exhausting. It’s wild how much of this stuff is negotiable if you push back a little.

Honestly, reading your post makes me feel a little less paranoid about triple-checking every line item. I’ve been knee-deep in disclosures and it’s wild how inconsistent the fees are. It’s almost like they’re hoping you’ll just gloss over the details. I’m definitely pushing back on anything that looks off, even if it feels awkward. It’s exhausting, but I’d rather be annoying than overcharged.
