Honestly, I’ve lost count of how many times I’ve seen random “processing” or “courier” fees pop up in closing docs. Last year, I asked a title company to break down a $350 “document prep” fee—turns out it was just for printing and stapling. They dropped it after a little pushback. Makes you wonder how many folks just pay these without asking. But yeah, those docs are intentionally dense... almost feels like they want you to miss stuff. Ever notice how some fees just disappear when you question them, but others are non-negotiable? Always makes me suspicious about what’s legit and what’s just padding.

I get where you’re coming from—those random fees can feel shady, and I’ve seen my share of questionable line items. But I wouldn’t go as far as saying the docs are “intentionally dense.” A lot of it is just legalese and compliance stuff that’s required by lenders or state regs. Not saying it’s user-friendly, but sometimes it’s more about covering their bases than trying to sneak things past buyers.

That said, you’re totally right about some fees vanishing when you push back. There’s definitely a bit of “let’s see what sticks” going on with certain companies. But not every fee is padding—some are legit costs for services (even if they seem silly, like $50 for wiring funds). I always tell clients: don’t be afraid to question everything, but also know that some charges are just part of the process, whether we like it or not. Still, I wish there was a way to make all this stuff clearer upfront... would save everyone a headache.

I’ve got to agree about the legalese—those docs are a beast. About the fees—yeah, some are just legit part of the process. I’ve had folks grill me about the pest inspection or recording fees, and I get it, they seem random. But then there’s stuff like “processing” or “courier” charges that magically disappear when you ask. I once had a buyer knock off $300 in “admin” fees just by questioning them. That’s wild.

Wish there was a way to make it all more transparent from the jump. Even as someone who deals with this all the time, I’d love less back-and-forth and more plain English. Maybe one day we’ll get there... until then, keep that highlighter handy.

But then you’ve got the non-negotiables, like title insurance or transfer taxes, and those are just part of the ride. Ever notice how nobody really explains what half of them are for, though? I swear, half the time I’m googling terms while signing. Maybe one day they’ll hand out a decoder ring with the closing docs...

Haha, seriously, a decoder ring would be more useful than half the “welcome packets” I’ve gotten. I remember being hit with an “origination fee” and thinking, wait, didn’t we already cover that under “processing”? It’s wild how much of this stuff is just tradition at this point. But yeah, title insurance—I used to roll my eyes at it, but after hearing horror stories, I guess I get it now. Still, you’d think they’d at least give us a cheat sheet or something instead of expecting everyone to just nod along.
