Surprises usually come from not asking the right questions, not from outright trickery... though, yeah, some places do push it with those courier fees.

Totally relate to that. I felt blindsided by a “recording fee” that popped up right before closing. It’s wild how fast those little charges add up. Definitely agree—just gotta keep asking until it all makes sense.

- 100% get where you’re coming from—those “little” fees can really sneak up on you at the last minute.
- Here’s what I usually tell people:
- Ask for a breakdown of ALL estimated closing costs upfront (even the weird ones like wire transfer or HOA move-in fees).
- Some fees, like title insurance, recording, and courier, are pretty much non-negotiable, but sometimes there’s wiggle room with others.
- Lenders and agents aren’t always trying to hide stuff, but not everyone explains things clearly either... I’ve seen folks get tripped up by “processing” or “admin” charges that sound official but are just fluff.
- I’ve even had clients surprised by a pest inspection fee that popped up after they thought everything was set. It’s a lot to keep track of, honestly.
- Bottom line: If anything looks odd, just ask. There’s no such thing as a dumb question when you’re signing a stack of papers that big.

Honestly, I’ve seen those admin fees get out of hand, but I’ll admit—sometimes they’re legit. Had a buyer once balk at a $350 “processing” fee, but after digging, it covered a ton of coordination with the lender and title company. Still, you gotta watch for double-dipping. Ever had a fee that actually saved you time or headaches? Or is it usually just padding the bill?

I’ve seen those admin fees range from “okay, that makes sense” to “wait, what exactly am I paying for here?” Sometimes, yeah, they actually do cover a lot of behind-the-scenes stuff—like chasing down docs from the lender or making sure the title company doesn’t drop the ball. I’ve had a couple deals where the fee honestly saved my clients a ton of back-and-forth and stress.

But I’ve also run into situations where it felt like the same work was being charged for twice, just with a different label. That’s when I start asking questions. Not every fee is a rip-off, but you really have to read the fine print and ask for a breakdown. It’s wild how much can get tacked on if you’re not paying attention. Sometimes I think half the battle is just knowing what’s normal and what’s not...
