Yeah, lenders definitely don’t make it easy to spot what’s actually negotiable. Here’s a quick rundown I usually give folks:

- Processing and application fees: Almost always up for negotiation. If you see a “junk” fee, ask them to waive it or match a competitor.
- Title and escrow charges: Sometimes you can shop around for these, not just accept the lender’s preferred provider.
- Loan origination fees: Some wiggle room here, especially if you’ve got good credit or multiple offers.

It’s frustrating, but pushing back can save hundreds—sometimes more. I’ve seen clients get $500 knocked off just by asking. It really does pay to be a bit of a detective... even if it shouldn’t have to be that way.

Honestly, I hear you about negotiating fees, but in my experience refinancing last year, some lenders just wouldn’t budge. I tried to push back on the origination fee and got nowhere—even with a competing offer in hand. Maybe it depends on the market or the lender’s mood that day? Shopping around for title/escrow did help a bit, though. Sometimes I wonder if the “wiggle room” is more myth than reality, especially when rates are low and lenders know they have leverage.

I’ve seen “processing” or “courier” fees show up at the last minute, and don’t get me started on HOA transfer fees. Even with a microscope on the fine print, there’s always something lurking in the shadows. I actually had a deal where the lender tacked on a “document prep” fee that wasn’t mentioned until closing. It’s wild how creative some folks get with these charges... Makes you wonder if they just make them up as they go.

I get where you're coming from—some fees do feel like they're invented on the spot. But honestly, a lot of those “processing” or “doc prep” fees are pretty standard across the industry. The real issue is how poorly they're explained upfront. Most lenders aren’t trying to hide stuff, but the disclosures are dense and nobody reads 100 pages of legalese. I always tell clients: ask for a loan estimate early and go line by line. Surprises usually come from not asking the right questions, not from outright trickery... though, yeah, some places do push it with those courier fees.
