It’s wild how much just asking a few direct questions can weed out the ones who are just talk.

Couldn’t agree more—asking the right questions is everything. I always wonder why some folks get cagey about their track record... like, if you’re good at what you do, wouldn’t you want to show it off? I’ve learned to treat any hesitation as a red flag. Also, I’ll ask about how they handle tricky deals or last-minute surprises. If they just gloss over it, that’s usually a sign they haven’t really been through the wringer yet. Anyone can talk a big game when things are smooth, but what about when stuff hits the fan? That’s where you really see what someone’s made of.

Yeah, I hear you on the red flags—if someone can’t talk specifics about their past deals or gets weird about sharing details, that’s a huge warning sign for me too. I’ve had agents try to skate by on charm, but when I pressed for actual numbers or examples of tough negotiations, things got awkward fast. The ones who’ve really been in the trenches usually have stories (and maybe a few scars) they don’t mind sharing. It’s all about how they handle the curveballs, not just the easy wins.

I’ve run into that too—some agents just dodge when you ask for specifics, which is a dealbreaker for me. Last year, I asked one about how they handled a low appraisal and they just gave me this vague “we always find a way” answer... not helpful. If they can’t walk you through a tough situation step by step, I start wondering if they’ve actually handled any. Do you ever feel like some folks just memorize scripts instead of actually having experience?

Yeah, I totally get where you’re coming from. I’ve had agents give me those “don’t worry, we’ll handle it” lines too, and honestly, it just makes me more anxious. When I was house hunting last year, I started asking for specific examples—like, “Can you walk me through a time you dealt with a low appraisal?” If they couldn’t give me a real story or at least outline the steps they’d take (renegotiating price, contesting the appraisal, etc.), that was a red flag for me.

I don’t think every agent who’s vague is inexperienced, but if they can’t break down their process in plain language, it’s hard to trust them with such a big purchase. For me, I made a checklist of scenarios (low appraisal, inspection issues, bidding wars) and just asked each agent how they’d handle them. The ones who could answer clearly and didn’t sound like they were reading from a script made my shortlist.

It’s definitely frustrating, but you’re not alone in feeling this way. Sometimes you have to dig a little to find someone who actually knows their stuff and isn’t just repeating what they learned in training.

Couldn’t agree more about the “don’t worry, we’ll handle it” routine—it’s just not enough when you’re making the biggest purchase of your life. I’ve found that the best agents don’t just answer questions, they anticipate them. One guy I worked with actually brought up potential issues before I even thought to ask. That kind of transparency made a huge difference. If someone can’t explain their process in plain English, I move on. There are too many agents out there to settle for someone who can’t communicate clearly.
