Honestly, the hoops you jump through for underwriting never cease to amaze me. I’ve had a lender ask for a letter explaining a $20 Venmo from my sister, but a five-figure transfer from my brokerage? Crickets. Screenshotting transfers is a lifesaver—learned that the hard way after a bank statement “lost” a deposit. On FHA, totally agree about repairs. If you’re eyeing a fixer, conventional’s usually less of a headache. Dallas is wild right now—blink and the house is gone. Double-check every doc and don’t be shy about pushing back if something doesn’t add up... sometimes it really is just a typo.

That’s wild—my lender once flagged a $12 refund from DoorDash but didn’t even blink at my tax refund hitting the account. Makes you wonder if they just spin a wheel to decide what needs “documentation.” I started keeping a folder on my desktop called “Random Proof” because you never know what’ll get flagged. Anyone else have their credit card payment history scrutinized more than their actual income? Or is that just me?

On the FHA vs. conventional thing, I hear you about repairs. My cousin tried to buy a place with an FHA loan and the inspector basically wanted the seller to fix every squeaky floorboard and paint chip. Meanwhile, my conventional app sailed through with way less drama, even though the house needed some love. Is it just Dallas or are all hot markets this picky right now?

Also, about screenshotting transfers—has anyone had issues with banks not accepting screenshots? One underwriter told me they only wanted “official” PDFs, but another was fine with whatever as long as it showed the info. Feels like there’s no standard and it’s just up to whoever’s reviewing your file that day.

Curious if anyone’s had luck getting errors fixed quickly when something doesn’t add up. Last time, it took three days and four phone calls to get someone to admit they’d misread my paystub... which was fun. Do lenders ever actually apologize or is it always “thanks for your patience” and then radio silence?

- The “Random Proof” folder is genius. I started a similar one after my refi last year—had to explain a $15 Zelle from my mom but nothing about a $7k transfer from my investment account. Go figure.
- Screenshot drama: One underwriter told me screenshots were “unacceptable,” but the next week, a different person literally asked for a phone pic of my bank app. No rhyme or reason.
- Repairs with FHA? Yeah, it’s not just Dallas. I’m in Fort Worth, and my neighbor’s FHA deal nearly died over a missing handrail. Meanwhile, my conventional loan breezed through on a house with a leaky faucet and peeling paint.
- Credit card payment history vs. income: Had the same thing happen. They grilled me on my payment dates but barely glanced at my actual paystubs. Not sure what the logic is there.
- Quick fixes? Rare. Last time they messed up my 1099, it took four emails and two “we appreciate your patience” replies before someone actually looked at it. Never got an apology, just a corrected doc.

Keeping my sanity? Barely. I bribe myself with tacos every time I survive a round of paperwork.

It really is wild how inconsistent the whole process can be. I had to dig up a year-old Venmo receipt for $20, but nobody cared about a much larger deposit from my brokerage account. Makes you wonder if there’s any actual logic behind it or if it’s just whoever’s reviewing your file that day. The “Random Proof” folder is a lifesaver, though—I keep everything now, just in case. It’s exhausting, but at least you’re not alone in the paperwork maze. Tacos sound like a solid coping mechanism... I might have to steal that idea next time.

The “Random Proof” folder is clutch—I’ve got one called “Paperwork Purgatory” that’s just a graveyard of old paystubs and screenshots. Honestly, I still don’t get why they care about some tiny transfers but ignore the big stuff. Tacos definitely help, but margaritas help more... just saying.
