I totally get how you feel! After my previous experience with a lender, I was honestly nervous about finding the right one. The most important thing for me now is trust. I need a lender who is transparent about all the costs upfront, doesn’t pressure me into decisions, and takes the time to explain things in simple terms. It’s also crucial that they have experience with people in my situation, especially if you’re like me and feeling a bit uncertain about the whole process. Good customer support and clear communication are key for me, too. I’ve learned the hard way that it’s worth doing some research and finding a lender who makes you feel comfortable and confident.

Here’s what’s made a difference for me over the years:

- Local knowledge—my last lender actually knew the area and could talk through Texas-specific stuff, like property taxes and insurance.
- No hidden fees. I’ve had lenders try to slip in random charges at closing… not cool.
- Fast responses. When I had a question, I didn’t want to wait days for an answer.

Man, you nailed it with the “no hidden fees” thing. Last year, I swear my lender tried to sneak in a “processing fee” that was basically just a fancy way of saying “we want more of your money.” I’m with you—give me a straight shooter over a rock-bottom rate any day. And local knowledge? Huge. Had one guy from out of state who thought Texas property taxes were a typo... that was a fun call. Ever had a lender actually explain escrow without sounding like they’re reading from a script? That’s the dream.

Yeah, the “processing fee” thing gets me too. It’s like, just be upfront about what I’m paying for. And totally agree on local knowledge—Texas isn’t exactly like other states when it comes to taxes and insurance. Had a lender once who kept quoting me rates based on Florida numbers… not helpful.
