It’s wild how every little thing gets scrutinized, right? I remember getting flagged for a $30 PayPal transfer from my cousin - had to dig up old texts to prove it wasn’t some secret loan. Felt like I was prepping for a financial audit, not buying a house. But you nailed it: being organized is everything. I kept a spreadsheet of deposits and where they came from, which made the “please explain this” emails way less stressful.

I do think they could chill out a bit on the small stuff, though. At some point, you’re just explaining your entire life story for that one Starbucks refund. But hey, once you’re through, it’s worth it. The first time you walk into your own place, all those hoops start to fade into the background... until next time, anyway.

Seriously, why do they care if I got $4.85 back for a messed-up latte? I swear, my underwriter probably knows more about my Venmo history than my mom does. But yeah, keeping receipts and notes on random deposits is clutch. Ever wonder if they actually read every explanation or just want to see if you’ll crack under pressure?

I’ve always wondered that too. I once had to explain a $12 PayPal transfer from my cousin - turns out he was just paying me back for pizza, but the underwriter wanted a letter anyway. It’s wild how granular they get. Has anyone ever had them question a cash deposit from like, a garage sale? That one tripped me up the first time.

Yep, I had to write a whole “garage sale affidavit” for $40 in crumpled bills. Felt like I was confessing to some secret side hustle. I get that they’re trying to be thorough, but sometimes it feels like you need a receipt for breathing. Hang in there - it’s weirdly validating when you finally get that clear-to-close email.

Had a client once who had to explain a $25 birthday gift from grandma - swear the underwriter wanted a signed card as proof. It’s wild how much scrutiny even tiny cash deposits get. I get why they do it, but man, it feels like you need a paper trail for every trip to the ATM. Honestly, at this point, I half expect them to ask for my coffee receipts too... The hoops can be exhausting, but hey, at least you’ll have some hilarious stories when you finally get those keys.
