Honestly, the first time I went through FHA, I was shocked by how deep they dig into every little thing. I totally get the frustration—my lender once questioned a $30 PayPal from my brother for movie tickets. It feels a bit much, but you nailed it: getting organized upfront helps a ton. The process really does teach you how to keep your finances “mortgage ready” for next time. It’s a hassle, but the benefits do outweigh the annoyance if you stick with it.

I get where you’re coming from about the “mortgage ready” mindset, but I’ll be honest—sometimes I think the whole “get organized upfront” advice is a bit overrated. I’ve seen folks come in with color-coded folders, spreadsheets, the works... and still get tripped up by some random $12 Venmo from three months ago. It’s like playing financial whack-a-mole.

Here’s my two cents: instead of stressing about being perfectly organized, expect that something weird will come up, and just be ready to dig up whatever they ask for. I mean, I once had an underwriter ask me to explain a refund from a pizza place. A pizza refund! You can’t plan for that.

Honestly, half the battle is just not losing your mind when they ask for the third copy of your bank statement. The benefits are real, but man, sometimes you just have to laugh at how ridiculous it gets.
