Yeah, lenders are definitely getting pickier—at least from what I’ve seen lately. Every little deposit or transfer gets the third degree. I had a buddy who had to explain a $50 Zelle from his mom for “pizza night.” It’s wild, but I guess with rates jumping around, they’re just covering themselves even more. Just gotta keep your accounts squeaky clean and be ready to explain every random transaction... even if it’s just for dog treats.

It really is getting intense with the documentation, huh? I’ve noticed even small Venmo transfers get flagged now—makes you wonder if they’re looking for red flags or just trying to make sure you’re not hiding anything. It can feel invasive, but honestly, it’s probably better to over-explain than get delayed. Did your friend have to provide actual receipts, or was a quick note enough? I always wonder how much detail they actually want.

I get where you’re coming from, but sometimes it feels like they’re just fishing for something to trip you up on. I had a lender ask for a screenshot of a $50 PayPal transfer—like, really? At the same time, I get that they’re covering their bases with all the volatility lately. Still, it’s exhausting. Quick notes have worked for me in the past, but every underwriter seems to have their own threshold. Just gotta keep your docs handy and hope for the best...

Had to laugh at this, because last year my underwriter wanted an explanation for a $12 Venmo charge labeled “pizza.” I almost sent them a slice just to prove it was real. I swear, every time the rates jump, the paperwork gets weirder. At this point, I just keep a folder called “random stuff lenders might want” on my desktop. Makes the process slightly less painful… but only slightly.

Honestly, I’ve had to explain a $7 coffee run before—apparently caffeine is a red flag now? It’s wild how the scrutiny ramps up every time the market gets shaky. At this rate, I’m half-expecting them to ask for my grocery receipts next...
