Can an unfinished appraisal leave too little time on a rate lock?

How should a borrower weigh locking a mortgage rate before the appraisal is complete against waiting for a clearer closing timeline? Locking sooner may provide rate certainty, but if the appraisal arrives late, there could be less time left on the lock or an extension to sort out.

I’m curious what borrowers should confirm with the lender about the lock period, extension terms, and expected time for the appraisal. Does the answer change if the appraisal simply takes longer than expected versus identifying a repair that has to be completed and reinspected before closing? I wouldn’t want to assume either that repairs will be required or that an appraisal delay automatically changes the rate.

- The appraisal delay versus repair-and-reinspection distinction matters because those can leave very different amounts of time before closing. I’d also ask whether an extension is available in set increments, what it costs, and whether the lender can confirm the terms in advance or reprices them when the lock expires. That tells you whether a delay creates a reasonably predictable extension cost or a less certain pricing risk.
