RE: Cut my monthly bills in half by rolling loans together - anyone else try this?
- Rolled a few loans together last year when cash flow got tight on a couple of my rentals. - Monthly payment dropped a lot, which helped, but yeah, the total interest over time is no joke. - For me, it was worth it ...
RE: Texas Land Is Heating Up Fast
Title: Texas Land Is Heating Up Fast - I get the need for checks, but sometimes the process just drags for no good reason. There’s due diligence, and then there’s bureaucracy for its own sake. - In my experience, some o...
RE: Mortgage Lenders vs Banks: Which Option Is Better for Buyers?
- You nailed it - those spreadsheets are a lifesaver. - Brokers love to dangle a low rate, but the devil’s in the details. I’ve seen “great deals” turn into money pits once you factor in origination fees, points, and a...
RE: Why do VA mortgage rates seem higher lately?
Definitely hear you on the “no PMI” hype - people latch onto that and miss the fine print. Seen it plenty of times when folks get tunnel vision on one perk and overlook the rest of the deal. Here’s what I’ve noticed late...
RE: Nobody Talks About FHA Loans for Disabled Persons - Until Now
- Had one ask if a ramp was “temporary” because it wasn’t concrete. Never mind it was bolted steel. - I’ve had to submit receipts, install photos, even blueprints. Still got pushback. - It’s wild - grab bars are a code r...
RE: Is now a dumb time to refi or should I wait it out?
That “ninja in the night” line is spot on - closing costs have a way of sneaking up, especially when you’re focused on that shiny new rate. I’ve seen folks get fixated on the monthly savings and forget about the upfront ...
RE: Zero Down vs. Lower Interest: Which USDA Option Makes More Sense?
Zero Down Looks Good on Paper, But... - Zero down is tempting, especially when you’re itching to get in before prices climb. But honestly, I’ve seen a lot of folks get squeezed by those higher payments and PMI. - Refina...
RE: Exciting News for Future Homeowners!
Couldn’t agree more about picking what actually fits your routine. I’ve seen a lot of folks get caught up in the hype and end up with tech they never use - or worse, stuff that just complicates things. Smart locks are a ...
RE: Why do rates jump around so much?
Yeah, you nailed it with the “chasing their tails” bit. I’ve tried to outsmart the market timing myself, but it’s a losing game. Here’s what I’ve noticed: - Even when you think you’re catching a dip, there’s always some...
RE: How do you even pick a realtor you can trust?
- Couldn’t agree more - honesty beats fake confidence every time. - Quick fixes matter, but I’d add: I want someone who communicates fast, too. - Had an agent once who’d vanish when things got tough...never again. ...
RE: Buying a house after bankruptcy - bigger down payment or wait it out?
Fair enough, but waiting isn't always the best move either. A few things to keep in mind: - Interest rates fluctuate constantly; waiting too long might mean missing out on decent rates available now - even with a bankru...
RE: Borrowed from a friend instead of the bank and it worked out great
I've done it both ways and honestly, borrowing from friends can be hit or miss. A few quick thoughts: - Done it successfully once or twice - kept terms clear but casual (like your email approach), and it worked. - Had a...
