Honestly, I’ve tried one of those “instant approval” digital lenders, and it was faster, but they still wanted a mountain of docs—just uploaded instead of faxed. The fees were a bit higher too. Has anyone actually gotten away with less paperwork, or is that just marketing hype?

Yeah, the “paperless” thing is mostly just a new way to chase you for the same stack of docs. I once had a client who thought digital meant no paperwork—he still ended up hunting down tax returns from 2019. The only thing that’s really changed is you don’t need a fax machine anymore… which, honestly, is a win in my book.

I get what you’re saying, but I’ve actually seen the digital process speed things up a bit—at least when the borrower’s organized. No more digging through file cabinets or waiting on snail mail for signatures. Sure, you still need the same docs, but being able to upload them straight from your phone or email? That’s made things way less painful for some of my clients. Still, I agree, “paperless” is kind of a stretch when you’re still chasing after three-year-old tax returns...

Couldn’t agree more—uploading docs from your phone is a game changer. I remember faxing forms back and forth years ago... what a nightmare. Still, even now, tracking down old tax returns feels like hunting for buried treasure. At least everything else moves faster these days.

- Totally get that—old tax docs are always the hardest to dig up.
- Uploading from your phone or email has sped things up, but lenders still want every scrap of paperwork.
- Biggest tip: keep digital copies of everything, not just the last year.
- Also, don’t underestimate how picky underwriters can be about file formats or missing pages... seen deals delayed over a single missing signature.
- Tech helps, but you still need to be organized on your end.
