Building a house - prefer separate loans or all-in-one financing?

We're thinking about building our first home and the lender mentioned something about combining the construction and mortgage loans into one. Sounds convenient, but I'm not sure if there's a catch. Curious what others prefer... separate loans or an all-in-one deal?

Convenience is tempting, but from a budgeting perspective, separate loans might actually give you more control. With an all-in-one loan, you're often locked into the lender's terms for both construction and mortgage phases. If something unexpected pops up during construction (and trust me, it usually does...), having separate financing can let you shop around or renegotiate better terms later. I'd crunch the numbers carefully and weigh flexibility against convenience before deciding.
