RE: Speeding up rural home loan approvals: my favorite shortcut
I swear, sometimes I think underwriters just spin a wheel to decide what they want. Had a deal where the fence line was literally older than the county records, but nope - needed a new survey anyway. I’ve tried sending i...
RE: Physicians Loans Available Take Tax Advantage Now
Honestly, I remember sweating bullets over the whole PMI thing when I bought my first place. The idea of tossing money into the PMI black hole every month made me cringe harder than my dad’s dance moves at weddings. The ...
RE: Did you know housing counselors can help with credit issues too?
It’s wild, right? The credit game feels almost backwards sometimes. I’ve seen so many people close old cards thinking, “less is more,” only to watch their score take a nosedive. That “long history” thing you mentioned is...
RE: How Do You Shop Around For Home Insurance - Or Do You Just Stick With The Same Company?
You’re not wrong - reading those policies is about as fun as watching paint dry, but man, it’s saved my bacon more than once. I’ve seen folks stick with the same company for years, thinking loyalty gets them perks, but s...
RE: Why do rates jump around so much?
Honestly, the “document prep” fee is my personal nemesis. I once had a client get charged $120 for “courier services” and the docs were emailed - no courier in sight unless someone’s hamster delivered it. As for rates, t...
RE: Trying out debt help services - worth it or just more stress?
I’ve seen people treat debt help services like a gym membership - great if you actually use it, but a waste if you’re just paying for the idea of being organized. I get the appeal of outsourcing the stress, though. My co...
RE: Found a sneaky way to lower those pesky interest rates
Had a client once who nearly lost it over their escrow estimate - swore the lender was using a dartboard to set the numbers. We dug up proof that their insurance premium had dropped after switching providers. Took a few ...
RE: Locked in My Mortgage Rate at the Perfect Time
Preach. I swear, half those “standard” fees are just there to see if you’re paying attention. I once had a “courier fee” for e-documents - like, are they sending my docs by carrier pigeon? I get that everyone needs to ma...
RE: Escrow accounts - better through banks or independent services?
That’s been my experience too. I mean, yeah, banks move at the speed of a glacier sometimes, but at least you know your paperwork isn’t chilling in someone’s trunk while they’re on a cruise. The “personal touch” with ind...
RE: Finally found something that explains foreclosure clearly
Haha, isn't everything? Honestly, you rolled the dice and it worked out fine - no harm, no foul. But next time, maybe just grab that attorney... peace of mind can be worth skipping a few takeouts.
RE: PRE-APPROVED OR WINGING IT: WHAT IF YOU FOUND YOUR DREAM HOME FIRST?
Haha, priorities definitely shift once reality hits. But honestly, getting pre-approved first is a lifesaver - nothing worse than falling in love with a place only to realize it's outta reach financially. Been there, don...
RE: Figuring out how much of my house I actually own
I totally relate to the suspicious tree-watching, haha. When we moved in, I was convinced the neighbor's fence was like a foot into our yard - turned out WE were actually the ones encroaching by a few inches... talk abou...
RE: Found a dream home thanks to rural loan perks
Haha, exactly - older homes might creak and groan (and occasionally drain your wallet), but at least you know they've stood the test of time. New builds can be like shiny new cars: nice smell, questionable reliability. H...
