RE: H-1B visa holder trying to buy a home? Here is what usually creates confusion.
That’s honestly the perfect way to put it. I remember getting asked for a “proof of residency” letter even though I’d already sent in three utility bills and my lease. Each lender seems to have their own quirks. Over-pre...
RE: Escrow accounts - better through banks or independent services?
I totally get where you’re coming from - when I bought my first place, I was a bundle of nerves too. The idea of my down payment floating around with some independent service made me uneasy. Banks might be a bit slow and...
RE: Surprised by how much credit score matters for home loans?
It’s funny you mention the old cards - I’ve had a couple sitting in a drawer for years just to keep my average account age up. No annual fees, so I figure why not, but every now and then I get paranoid about fraud or the...
RE: Explore Your Mortgage Refinance Options in Dallas
That cracked me up because it’s honestly not far off. When I refinanced last year, they flagged a $100 birthday check from my aunt. Meanwhile, I shifted a chunk from my brokerage account and nobody cared. It’s like they’...
RE: How tough is it to get a mortgage for a rental if your credit isn’t perfect?
I’ve run into that too, and honestly, it feels like a total crapshoot sometimes. One time I had two applications going at once (don’t recommend, headache city), and the underwriters at each place flagged completely diffe...
RE: Does having a top-notch credit score really make home buying easier?
Couldn’t agree more with what’s been said here. Having gone through the mortgage process a few times now, it’s wild how much the credit score only gets you so far. Like, yeah, you breeze through pre-approval and probably...
RE: Can Non-Permanent Residents Still Get FHA Loans?
Yeah, I hear you on that. I actually switched lenders once (not by choice - my original guy left the company halfway through) and it was a paperwork nightmare. They asked for the same pay stubs three times. I wonder if s...
RE: Is a Balloon Mortgage Right for Short-Term Homeownership or Investment?
Yeah, recasting can be a bit of a minefield. My lender wanted a $250 fee and a minimum lump sum payment - think it was around $10k. Not terrible, but definitely not as straightforward as they make it sound in the ads. Al...
RE: CONFUSED ABOUT LOANS THAT DON'T FIT THE BOX
Totally agree on having a backup plan - learned that lesson the hard way myself. But I'd also say it's worth digging deeper into why the appraisal came in low or why the lender backed out. Sometimes, it's not just about ...
RE: Waiting forever on my refinance loan approval - is this normal?
Yeah, the randomness of refinancing timelines is spot-on. Pretty much this. When I refinanced a couple years back, I swear it felt like the underwriter was checking every single coffee purchase I'd ever made. ὠ...
RE: DITCHING THAT PESKY MORTGAGE INSURANCE - WORTH THE HASSLE?
Definitely get the appeal of ditching PMI early - who doesn't want fewer monthly bills? But when I ran my numbers, I realized that investing that extra cash instead actually gave me a better long-term return. It was kind...
RE: Thinking about refinancing - shorter term or lower monthly payments?
Automating payments definitely makes sense, especially if you're worried about losing momentum. But I'd also suggest running the numbers carefully before committing to a shorter term refinance. I refinanced a few years b...
RE: HIGHER DOWN PAYMENT VS. HIGHER INTEREST RATE FOR INVESTMENT PROPERTY
Totally get your point about liquidity - it's saved me more than once. But another angle worth considering is how long you're planning to hold onto the property. If it's a long-term investment, shaving off even half a pe...
