RE: Should planned renovation costs reduce my usable home equity?
The LTV comparison should include more than the renovation draw itself. Maplevortex42’s suggested calculation is a useful starting point, but add a contingency allowance plus lender fees, appraisal costs, and the interes...
RE: Home equity sounds great until real life gets expensive
You’re definitely not alone in feeling like the house is just a bottomless pit for your cash. I’ve owned my place for over a decade, and honestly, there’s always something that “needs” fixing if you listen to every exper...
RE: KNOCKED YEARS OFF MY MORTGAGE BY REFINANCING - ANYONE ELSE DO THIS?
I get where you’re coming from, but I’d argue there’s a middle ground that often gets overlooked. When rates dropped, I refinanced and kept my payment about the same, but knocked off almost a decade. Didn’t really feel i...
RE: Does an old bankruptcy matter more than a recent one?
Title: Recent Credit Blips vs. Old Bankruptcies - Which Matters More? That hits the nail on the head. When my wife and I were looking to refinance a few years back, we ran into something similar. I’d had a bankruptcy ...
RE: Struggling with mortgage payments?
I get what you’re saying about paperwork, but I’d actually argue that keeping your docs in order is just as important as staying on top of payments. When things get tight, lenders often want a mountain of documentation b...
RE: Is it better to pay upfront or roll counseling costs into your loan?
Title: Is it better to pay upfront or roll counseling costs into your loan? That’s been my experience too. The first time I refinanced, I figured rolling a couple thousand in fees into the loan wouldn’t change much. I...
RE: Is It Worth Refinancing Just to Lower Monthly Stress?
I’ve actually been in that boat - ran all the numbers, thought I’d scored a win with a lower rate, but those upfront costs really ate into the savings for quite a while. In hindsight, I probably should’ve waited another ...
RE: Escrow accounts - better through banks or independent services?
I’ve had similar thoughts. There’s this perception that bigger institutions are automatically safer, but I’ve seen them drop the ball too - sometimes spectacularly. Like you said, That’s been my experience as well; when...
RE: How to Make Your Dream Home Possible in 2025
That hits home. Even with a detailed inspection, you can’t catch everything. I’ve yet to see a fixer-upper project where the budget didn’t flex - sometimes by a little, sometimes a lot. Planning for surprises is just par...
RE: Does a VA loan require an inspection? What are the VA loan inspection requirements for buyers and spouses?
I’ve been through the VA loan process a couple times now, and here’s what I’ve learned: the VA appraisal is mandatory, but a home inspection isn’t required by the VA. The appraisal checks for minimum property requirement...
RE: Are you considering buying a home in Dallas? Read this before!
That’s no joke. When I bought my place last year, the underwriter asked about a $25 Venmo from my sister - literally just pizza money. Had to dig up a text to prove it wasn’t some secret loan. It does feel like overkill ...
RE: How H1B Visa Holders Can Qualify for a Mortgage
I ran into this exact issue last year - my lender wanted “permanent” on the HR letter, but HR flat-out refused to change their template. My manager tried to help, but it was a dead end. Ended up switching lenders, and th...
RE: Waiting forever on my refinance loan approval - is this normal?
True, but honestly, even with larger lenders, backups don't always solve the problem. I've seen big banks shuffle paperwork endlessly due to internal bureaucracy. It's less about size and more about their internal proces...
RE: Mortgage rules just got tighter - didn't see that coming
Seems that way. When I refinanced recently, they questioned a small Venmo payment from a friend splitting dinner - seriously, $25. Brokers can help streamline things slightly, but ultimately, detailed scrutiny seems inev...
RE: Borrowed from a friend instead of the bank and it worked out great
We went the informal route once too, and while it mostly worked out, there were definitely moments when clarity would've helped. For instance, we had a minor disagreement over repayment timing - nothing major, but enough...
