You nailed it with the spreadsheet comment. I’ve had lenders try to tack on “document prep” fees that were just copy-pasted PDFs. It’s not being picky—it’s protecting your wallet. I always tell people, if you don’t understand a fee, ask until you do or it disappears. Sometimes I feel like they’re banking on folks being too overwhelmed to notice. In Dallas, those little extras can really sneak up, so staying vigilant is just smart.

Yeah, those “processing” or “prep” fees drive me nuts—sometimes I wonder if they just make up numbers to see if we’ll notice. When you refinanced, did you actually see any fees get dropped after questioning them, or did they just dig in their heels? I’m trying to figure out if it’s worth pushing back on every line item or if that just annoys them and gets me nowhere.

I’ve had mixed luck pushing back on those fees. Sometimes they’ll shave off a hundred bucks here or there if you call them out, but most of the time they just say “that’s standard” and move on. I did get a “courier fee” dropped once—no idea what that even was. Honestly, it’s worth questioning every weird line item, but don’t expect miracles. They know most people won’t bother, so even a little pushback can help. Just don’t go in expecting them to fold on everything.

I hear you on the fees. Sometimes I wonder if lenders just invent half these charges to see what sticks. I've had some luck negotiating, but honestly, unless you're refinancing a big loan or have serious leverage, they rarely budge much. Curious—has anyone here actually seen a no-cost refi lately in Dallas, or is that just marketing spin? Seems like every “no cost” deal I’ve looked at just hides the fees in a higher rate.

I’ve looked into those “no-cost” refis too, and yeah, it’s usually just a shell game. The fees don’t disappear—they just sneak into the rate or get tacked on somewhere else. I’m pretty cautious with this stuff, so unless the math really checks out, I’d rather just stick with what I’ve got. The fine print always seems to have a surprise or two...
