Thinking about refinancing my VA mortgage, curious what others are doing

That's a thoughtful perspective, and I see your point about flexibility. I've been considering refinancing myself, but one thing I'm still unsure about is how much the closing costs factor into the overall savings. Even with a lower rate, doesn't it sometimes take years just to break even on those upfront fees? Curious if anyone's crunched the numbers on that aspect...

You're right to think about the break-even point—closing costs can definitely eat into your savings for a bit. Usually, I suggest clients divide their total closing fees by monthly savings to see how long it'll take to recoup... helps clarify if it's worth it or not.

Ran into this exact thing last year when I refinanced my VA loan... closing costs were steeper than I expected. Did the math like suggested above—took about 2 years to break even. You comfortable waiting that long to see savings?

That's a solid point... two years isn't too bad if you're planning to stay put awhile. Have you factored in any potential life changes (job, family, etc.) that might affect your timeline?

Two years to break even actually sounds pretty reasonable, especially if you're planning to stick around for a while. When I refinanced my VA loan, it took about 18 months before I saw real savings, but after that, it was totally worth it. Life can always throw curveballs—job transfers, family changes—but if your situation feels stable enough, I'd say go for it. Refinancing can be a smart long-term move, and two years isn't too long in the grand scheme of things.
