Had a VA appraiser once who flagged a missing stair railing but totally missed the fact that half the basement was damp and smelled like a swamp. They’re really just checking boxes for the VA’s minimums, not digging deep. Always tell folks—get your own inspection, seriously.

VA appraisers are like that friend who only notices if your shoes are tied, but not if your shirt’s on backwards. The VA doesn’t require a full-blown home inspection—just an appraisal to make sure the place meets their minimum property requirements (MPRs). That means they’ll catch obvious safety stuff, but not the sneaky issues like damp basements or ancient wiring. If you want to sleep at night, always pay for your own inspection. It’s money well spent, trust me.

I’d echo the advice to get your own inspection. The VA appraisal is really just a surface-level check—think of it as “does this house meet the bare minimums to qualify for a VA loan?” It’s not designed to uncover hidden defects. Like you said,

they’ll catch obvious safety stuff, but not the sneaky issues like damp basements or ancient wiring.
In my experience, skipping a full inspection can end up costing much more down the line if something major is missed. Even if the home looks move-in ready, peace of mind is worth the extra cost.

Yeah, that hits home. The VA guy in my case didn’t even spot the leaky pipe under the kitchen sink—had to find that myself when it started dripping on my socks. I always say, if you want to sleep at night, get your own inspection... unless you like surprises and wet feet.

Yeah, the VA appraisal isn’t really an inspection in the way most folks think. It’s more about making sure the place meets their minimum property standards—stuff like heat, water, roof, basic safety. They’re not digging into every nook and cranny. I’ve seen buyers get caught off guard by things like old electrical panels or hidden leaks because those aren’t always flagged. Honestly, I always tell people to get their own home inspector, even if the VA’s already sent someone through. Peace of mind is worth the extra couple hundred bucks, trust me.
