That’s what confused me at first - like, if the VA appraiser isn’t checking everything, what’s actually required? Is there any situation where the VA would force a full inspection, or is it always optional? I’ve heard stories about “minimum property requirements,” but how strict are those really? Just trying to figure out if I’m missing something before I refinance...

But it’s really just about those “minimum property requirements” you mentioned. They’re mostly looking for big issues like peeling paint, broken windows, or safety hazards. The VA doesn’t actually require a full home inspection, but if the appraiser spots something major, they might flag it and then you’d have to get it fixed before closing.

Honestly, I’d still pay for my own inspection just for peace of mind, even if it’s not required. The VA’s check is more about making sure the house is livable, not perfect.

That’s what worries me - what if there’s something expensive hiding that the VA appraiser just skips over? Has anyone actually had a deal fall through because of something the appraiser missed? I’m trying to keep costs down, but not at the expense of a money pit...
