Honestly, I was in the same boat—figured the VA appraisal was like a home inspection on steroids. Spoiler: it’s not. My place looked fine on paper, but I found a mystery puddle under the kitchen sink a week after moving in. Now I’m a big fan of “better safe than sorry”… and extra towels.

Yeah, I totally get that confusion. When I bought my first place with a VA loan, I thought the appraisal would catch every little thing, but nope—turns out it’s really just about making sure the house meets the VA’s minimum property standards and is worth what you’re paying. They’re not going to crawl under sinks or check for leaky pipes unless it’s super obvious.

I learned that the hard way when I moved in and discovered my “brand new” water heater was actually installed backward. Not dangerous, just... weird. Made me wish I’d shelled out for a real inspection, even though it wasn’t technically required.

Curious if anyone here actually skipped the independent inspection and didn’t run into any surprises? Or maybe someone had the opposite experience—did the VA appraisal ever catch something major for you?

Honestly, I was in the same boat. I almost skipped the inspection to save a few hundred bucks, but my cousin (who’s way more cautious than me) talked me into it. Good thing too—the inspector found a busted GFCI outlet and some sketchy attic wiring that the VA appraiser totally missed. I get wanting to cut costs, but man, those “optional” inspections can save you from some expensive headaches down the road.

That’s exactly it—people mix up appraisals and inspections all the time. The VA appraisal is just a surface-level check for value and basic safety, not a deep dive into every nook and cranny. I’ve seen buyers regret skipping a real inspection because “the VA already checked it.” Trust me, those few hundred bucks up front can save thousands later, especially with older homes where surprises lurk behind the drywall.

- 100% agree—VA appraisals aren’t a substitute for a legit inspection.
- I’ve bought properties where the VA appraiser missed stuff that cost me thousands later.
- Inspections dig deeper, especially with electrical or plumbing issues hiding out of sight.
- That upfront cost is nothing compared to what you might find after closing... trust me, learned that the hard way.
