- I swear, the number of times a random chicken coop or “mystery outbuilding” has derailed a deal... you’d think I’d learn to expect it by now.
- I usually give clients a heads-up about the weird stuff that *might* pop up, but not every single detail. Too much info and they start thinking every shed is a federal case.
- Underwriters are like bloodhounds for missing paperwork, but honestly, I’d rather know what’s missing early than get blindsided at closing.
- My shortcut? I keep a running list of the oddball things that have tripped me up before—then I check those first. Saves me from having to explain why a goat barn needs its own plot map... again.
- Prep just enough, but don’t scare ‘em off. That’s my motto (well, one of them).

Glad you did that — that’s exactly what speeds things up.

At Dream Home Mortgage, we usually tell buyers the same thing: having docs ready upfront (income, assets, ID, etc.) can cut approval time and reduce lender back-and-forth a lot.

If anyone’s stuck, the process usually feels way smoother once everything is organized from day one.

That’s spot on—nothing slows things down like chasing after paperwork mid-process. I’ve seen folks lose out on their dream property just because a bank statement was missing for a week. One thing I’d add: double-check rural property eligibility early. Some lenders are picky about acreage or outbuildings, and it’s better to know before you get too far down the road.
