Honestly, the documentation process is one of the most outdated parts of getting a mortgage - especially for seniors. I always tell my clients: save everything as both PDF and JPEG, just in case. Out of curiosity, did you run into any issues with signatures? Some lenders still want “wet” signatures on top of everything else...

Yeah, the whole “wet signature” thing still pops up more than you’d think. Some lenders are fine with e-signatures, but I’ve had a few insist on originals - especially for things like the final closing docs. It’s a hassle, especially if someone’s not local or has mobility issues. Ever had a client mail originals back and forth? That can drag things out by days. I wish the industry would just pick a lane already...

Couldn’t agree more. The inconsistency is maddening, especially when you’re working with seniors who might not be tech-savvy or mobile. I’ve had clients get so frustrated mailing documents back and forth that they almost gave up on the process. It’s not just a hassle - it can actually jeopardize deals if timing gets tight. Honestly, there’s no reason we shouldn’t have a standardized approach by now. The tech is there, but the adoption just drags.

That’s exactly what happened to my neighbor last year. She nearly lost her rate lock because the lender insisted on paper signatures, then misplaced the docs. It’s wild that some places are all digital and others act like it’s 1995. At this point, it feels like luck of the draw which system you get.

It’s honestly baffling how inconsistent lenders are with this stuff. When I refinanced a couple years back, the whole process was digital - DocuSign, instant updates, the works. But my brother’s lender wanted everything faxed or mailed. It’s not just annoying, it can really mess things up if you’re on a tight timeline. You’d think by now there’d be some standard, but nope... still a coin toss.
