Man, I totally get the fridge thing—mine’s making this weird humming noise and I’m just hoping it holds out until I can actually afford a new one. I keep hearing people say “wait for 2025” but honestly, it feels like there’s always some new fee or repair lurking around the corner. I’m still trying to wrap my head around escrow and why my mortgage payment keeps changing. Sometimes I wonder if there’s ever really a “right” time or if you just jump in and hope for the best.

I hear you on the fridge—mine died in the middle of a Texas summer a few years back, and that was a mess. As for timing, I’ve bought in “bad” years and sold in “good” ones, and honestly, there’s always something unexpected. Escrow’s a pain to figure out, too. Sometimes you just have to make the best call with the info you’ve got, because waiting for the “perfect” time can mean missing out altogether.

- Couldn’t agree more. Timing the market is like trying to predict Texas weather—good luck with that.
- Escrow’s confusing, but you figure it out as you go. I remember thinking I’d never get it, but it eventually clicks.
- There’s always going to be something unexpected, whether it’s a busted fridge or a surprise fee. Just gotta roll with it.
- Sometimes “good enough” is better than waiting for perfect.

That’s the truth. Back in 2019, I waited months thinking prices would dip, but they just kept climbing. Ended up paying more for a place I could’ve snagged earlier. There’s always something you can’t plan for—like the AC dying two weeks after closing. At some point, you just have to pull the trigger and deal with whatever comes next. Perfect timing’s a myth in real estate, especially around here.

I get where you’re coming from, but I wouldn’t call perfect timing a total myth. Sure, you can’t predict every twist, but there are windows when the odds are better—like when rates dip or inventory spikes.

Sometimes waiting pays off, sometimes it doesn’t. I held off in 2017, and that patience saved me a good chunk when the market cooled briefly. It’s not all luck, just a mix of research and a bit of gut feeling.
