If you drain your emergency fund to buy, you’re setting yourself up for stress when something breaks (and something always does).

That part hits home. I keep running the numbers and it’s wild how fast the “extras” add up - inspection, appraisal, random repairs, all that. I’m tempted to jump in now, but honestly, the idea of having zero cushion freaks me out. Is it just me, or does it seem like everyone’s in a rush to buy before they’re really ready? I’d rather wait and not feel panicked every time the AC makes a weird noise.

You’re not wrong to feel that way. I’ve watched friends stretch every last dollar just to close, and then they’re blindsided by stuff like a $2,000 water heater or tree removal. People act like waiting is a weakness, but honestly, patience is underrated in this market. Jumping in just because “everyone else is” rarely ends well. 2025 might actually give us some breathing room - rates could shift, inventory might improve... no harm in holding out for a better setup.

Waiting a year or two actually worked out better for us. We almost jumped in back in 2021, but the numbers just didn’t feel right. Ended up renting a bit longer, saved more, and watched a few friends get hit with surprise repairs and tax hikes. It’s tough to sit on the sidelines, but honestly, having that extra cushion made the whole process way less stressful. Sometimes missing out on a “deal” just means dodging a headache.

Ain’t that the truth. I jumped in back in 2019 thinking I was some kind of real estate genius, and then the AC died two months later. Nothing like dropping five grand on a new unit to humble you real quick. Waiting until you’re actually ready - financially and mentally - makes all the difference. The market’s always gonna have “deals,” but peace of mind is worth way more than catching the so-called perfect timing.
