I learned the hard way that the “lowest rate” isn’t always the golden ticket. Got lured in by a shiny number, only to get whacked with a “document prep fee” and something called an “underwriting review”—which I’m still not convinced was a real thing. By the time I added it all up, my “deal” was looking pretty average.

Here’s my quick-and-dirty checklist now: 1) Ask for a Loan Estimate and actually read it (I know, thrilling Friday night plans). 2) Compare the APR, not just the rate, since that sneaky number includes most fees. 3) If you see anything labeled “miscellaneous,” ask what it is. Sometimes it’s legit... sometimes it’s just coffee money for the office.

And yeah, don’t be afraid to negotiate or walk away if something feels off. There are plenty of lenders in Dallas—no need to settle for one who’s nickel-and-diming you for every paperclip.

Some lenders in Dallas sneak that in, and it can bite you if you want to refi again or sell early. Curious, has anyone here ever pushed back on those “processing” or “admin” fees and actually gotten them reduced? I’ve had mixed luck, but sometimes just asking makes them disappear...

I've actually had some luck on that front, but it really depends on the lender. Last year, I was quoted a $900 admin fee—just for paperwork. I just asked, “Is that flexible at all?” and they knocked off $300 without blinking. Other times, they hold firm, but it never hurts to try. Also, I’ve noticed some lenders in Dallas will quietly add “courier” or “doc prep” charges that aren’t always necessary. Ever seen those pop up last minute?

Honestly, I tried the “is this negotiable?” move and got nowhere—my lender just stared at me like I’d asked for their lunch. Maybe I need to work on my poker face. Those random fees are wild though... I swear “doc prep” is code for “we bought coffee today.”
