You nailed it—some of those fees feel like they’re just tossed in to see if you’ll notice. I’ve seen “processing” or “courier” charges that are basically just fluff, and don’t even get me started on “document prep.” It’s wild how fast those little line items add up. I usually tell folks to ask for a full fee breakdown and, if anything looks off, just ask what it’s for. Sometimes they’ll drop it without much of a fight, which tells you all you need to know.

Appraisal fees are almost always non-negotiable, though. That’s one spot where I’ve never had luck either—it’s like arguing with a brick wall. Still, I’d rather be the annoying person who asks too many questions than the one who just signs and hopes for the best. If you don’t advocate for yourself, nobody else will... especially not the lender.

Totally agree on those mystery fees—half the time I feel like they’re just testing how closely you’re reading. I’ve had lenders drop “admin” charges after I questioned them, no fuss at all. Appraisals though... yeah, that’s a non-starter. Never had luck there either.

That’s exactly it—sometimes it feels like a game of “spot the hidden fee.” I’ve had lenders backpedal on “processing” or “courier” charges too, no questions asked. The appraisal, though... yeah, that’s where they dig in their heels. I once tried to negotiate that down and got a flat-out no. At least catching the other fees feels like a small win.

Small win is right—sometimes I feel like I need a magnifying glass just to read the fine print. I once asked about a “document prep” fee and the rep just shrugged and knocked it off, like it was no big deal. But the appraisal? No dice. I joked that maybe I could just take my own photos and save us both the trouble... didn’t go over well. At least trimming a few of those mystery charges made me feel less like I was bleeding money.

I swear, those “document prep” fees are like the parsley of closing costs—just there for decoration. I’ve had a few waived just by asking, but the appraisal? Yeah, they guard that one like it’s sacred. Ever tried negotiating with a lender over the credit report fee? Curious if anyone’s managed to get that one dropped or if it’s just another non-starter.
