Credit report fees are a tough nut to crack. Lenders usually pass that cost straight through from the bureaus, so there’s not much wiggle room. I’ve seen maybe one or two cases where it got absorbed into another fee, but honestly, it’s rare. Appraisals are even more locked down—those are third-party and regulated, so no dice there either. Doc prep, though? That’s where you can sometimes get a little movement if you push.

That matches my experience—doc prep is one of the only fees I’ve ever seen budge. Credit report and appraisal fees really are what they are. I did once have a lender “waive” the credit report fee, but it just showed up as a slightly higher doc fee. Not much real savings in the end, just some creative accounting. I always double-check the final disclosures for that reason... sometimes what gets “waived” pops up somewhere else.

- Every time I refi, I ask about doc prep. Sometimes they’ll shave off $100 or so, but it’s never as much as I hope.
- Had a lender once “waive” the processing fee, only to see a “compliance review” fee pop up. Same amount, different name.
- I’ve noticed title fees are another spot where they get creative. One deal, I swear there were three separate line items for basically the same thing.
- Makes me wonder if anyone’s ever actually gotten a true fee waived, or if it’s just a shell game half the time...

I hear you—those fees can be a moving target. It’s not uncommon for lenders to “waive” one charge only to rename it elsewhere on the closing disclosure. Sometimes it’s legit, like third-party title or escrow fees that can’t be waived, but I’ve seen the same thing you’re describing. The best luck I’ve had for clients is getting lender-specific fees reduced or cut, but title and recording fees are tougher. It really pays to scrutinize those line items and ask for a breakdown...sometimes just pressing for details gets a few bucks knocked off.

Funny you mention the “waived” fees just popping up under a new name. I’ve run into that more times than I’d like to admit—almost feels like a shell game sometimes. Ever tried negotiating with the title company directly? I’ve had mixed results, but once or twice they actually adjusted their admin fee when I pointed out some odd charges. Curious if anyone’s ever managed to get those recording fees budged...I haven’t had much luck there.
