Yeah, comps can be tricky for sure—I learned the hard way too. A couple years back, I thought I had a slam dunk with a similar house down the street...until I realized they'd remodeled their entire kitchen and added a sunroom. Oops. Now I always do a quick online check (Zillow photos help) to spot any obvious upgrades or differences before even thinking of using it. Still feels like rolling dice sometimes, though.

Yeah, Zillow photos can definitely help catch those sneaky upgrades, but do you ever wonder how accurate or updated they really are? I've noticed sometimes the pics are from years ago, and a lot can change in that time. Have you found any other reliable ways to double-check comps besides online listings? Feels like there's always some hidden factor lurking around the corner...

That's a great tip—neighbors especially tend to be brutally honest about what's really going on in the area. Speaking of hidden details, have you looked into how recent property improvements or renovations might impact your property tax bill? Sometimes even minor updates can trigger reassessments...might be worth double-checking with your local assessor's office to avoid surprises later on. Curious if anyone here's had experience dealing with unexpected reassessments after renovations.

Good reminder about reassessments. Had a friend who redid their deck—nothing fancy, just some new boards and railings—and bam, higher tax bill next year. Always worth asking first so you don't get blindsided later...
