Couldn’t agree more about digital folders making life easier—just wish I’d started sooner. The checklist is a game changer, too. I used to think I was organized until I tried to find last year’s insurance policy in a stack of random envelopes... what a mess. The paperwork is definitely the most stressful part, but once you get a system down, it’s not as bad as it seems.

- Digital folders help, but I still keep a hard copy backup for anything critical. Maybe I’m just paranoid, but tech fails sometimes.
- The checklist is solid, but I always end up adding random sticky notes... old habits die hard.
- You’re right though, once you get a rhythm, it’s way less stressful than it looks at first glance.

I totally get this—had a client once who swore by her color-coded binders, even though we’d set up a whole shared drive for her refi docs. She’d double-check everything against her paper copies before sending anything off. At first I thought it was overkill, but then her internet went out the day before closing and she was the only one not panicking. Sometimes “paranoid” just means prepared.

The sticky note thing cracks me up too. My desk looks like a rainbow exploded during busy season...but hey, whatever keeps the process moving, right? Once you’ve been through one of these quick-close refis, you realize it’s mostly about keeping your own system straight—doesn’t matter if it’s digital, analog, or a mix of both.

Funny how much smoother it feels after you’ve done it once or twice. The first time is always chaos, but after that? Not so scary.

I’m with you on the backups. I tried going all-digital for my last refi, but when the lender’s portal glitched, I was scrambling to find the right docs. Ended up digging through a file cabinet anyway. Maybe it’s old-school, but paper copies have saved me more than once. I still think the process is way more stressful than it should be, even after doing it a couple times.

I’m right there with you. I just finished my first refi and thought I’d be fine with everything scanned and organized on my laptop. Then the lender wanted a “wet signature” on something random, and I had to dig through a pile of envelopes to find the original. Digital is great until it isn’t... I swear, the process feels like a test of patience more than anything else.
