I used to just let my policy auto-renew because it felt easier, but after my premium jumped by like 20% one year (with zero claims), I started shopping around every time. Honestly, I don’t buy the whole “loyalty discount” thing anymore—most of the time, the best rates go to new customers, not the ones who’ve stuck around.

Last year, I found a better deal with more coverage just by spending an hour comparing quotes online. The catch was, the deductible was higher than my old policy, but at least I knew what I was getting into. I always ask about those weird exclusions too—one company tried to sneak in a clause that basically excluded any roof older than 10 years. Like, what’s the point then?

I get why people stick with one agent for convenience, but I’d rather save the money. Just gotta read the fine print, or you’ll get burned.

I hear you on the “loyalty discount”—I’ve never actually seen one materialize in my own experience. Every year, I run the numbers for all my properties, and it’s wild how much rates can swing just by switching carriers. The exclusions are what get me, too. One time, I found out a policy wouldn’t cover water damage unless it was from a “sudden burst pipe.” Like, what does that even mean? I’d rather deal with a little paperwork than get caught off guard when something goes wrong.

- Loyalty discounts are like unicorns—everyone talks about them, but I’ve never actually seen one in the wild.
- Every renewal, I pull quotes from at least three companies. It’s wild how much they can differ for the same coverage.
- Exclusions are sneaky. I once thought “water damage” meant any water... until a slow leak wasn’t covered. Now I read every line, even if it feels like deciphering ancient runes.
- Honestly, a little paperwork beats a denied claim and a big repair bill any day.

I hear you on the exclusions—learned that lesson the hard way when my basement flooded and “groundwater” wasn’t covered. Now I treat policy docs like a treasure map, hunting for traps. I’ve actually switched companies twice after finding better rates, but I always call my current provider first and ask if they’ll match. Sometimes they do, sometimes they don’t... but it’s worth a shot. Loyalty discounts? Still waiting to see one in real life, too.

That right there is the trick—those exclusions are sneaky. I’ve been burned by “settling” not being covered after a small crack in a foundation, so now I’m with you on reading every line. Curious, though—has anyone here actually gotten a meaningful loyalty discount? I keep hearing about them, but all I ever see is a tiny percentage or some “perk” I’d never use. Feels like switching is almost always the better move. How do you guys handle renewals—just auto-renew or do you shop every time?
