Yeah, that's a good point. I'm wondering though, if insurers did shift to evaluating homes based purely on condition rather than age, wouldn't that mean more frequent inspections or assessments? Could that end up being more intrusive or costly for homeowners overall...?

That's definitely something worth considering. Regular inspections would probably become the norm, and yeah, that could feel intrusiveβ€”especially if they're popping by every year or two. On the flip side though, condition-based assessments might actually save some homeowners money in the long run. I had a client whose older home was in fantastic shape, but they still got dinged on premiums just because of its age. A fairer evaluation might've helped them out. Still, balancing fairness with practicality isn't easy...

I get the point about potentially saving money, but honestly, I'd worry more about hidden costs sneaking in. My cousin had a similar inspection scenario with his insurance companyβ€”they flagged some minor roof wear and suddenly he had to shell out hundreds for repairs just to keep coverage. Sometimes these inspections feel like they're looking for reasons to charge more rather than reward responsible upkeep... It's tricky figuring out what's fair versus what's just another expense creeping into your budget.

I get your frustration, but from my experience, stricter inspections can sometimes save you bigger headaches down the road. I've seen minor roof issues ignored that later turned into major water damageβ€”costing way more than a few hundred bucks. It feels annoying upfront, sure... but catching small problems early often prevents expensive disasters later. It's all about balancing short-term pain with long-term gain, I guess.

Fair point, but do you think stricter inspections actually lead insurers to lower premiums or offer better coverage? In my experience, they usually just raise rates anyway... Had a property pass inspection with flying colors, and the next renewal still went up. Makes me wonder if these inspections are genuinely about risk management or just another box to tick off for them.
