Honestly, my phone’s photo album looks like a bizarre mashup of receipts, inspection reports, and random shots of half-painted walls. Last time I tried to show someone my vacation photos, I accidentally scrolled past three gas receipts and a blurry pic of my lunch.

I hear you on the banks—sometimes the ones who grill you up front are the only reason deals close before everyone’s hair turns gray. Out of curiosity, has anyone actually found a bank that doesn’t make you bring in a stack of paper thicker than a medical textbook? Or is that just the price of admission for these loans?

That’s honestly been my experience too. I once had a client who joked that the banker wanted to see everything but his dental x-rays. It does feel like a rite of passage, but I have seen a couple lenders (usually the ones specializing in medical practice loans) streamline things a bit. Still, there’s always some paperwork mountain—just maybe more like a novella than a full-on textbook. The digital uploads help, but I still end up scanning stuff at 11pm more often than I’d like.

One thing I’ve wondered—has anyone actually gotten through one of these medical practice loans without having to provide personal tax returns for the last three years? I keep hearing some lenders claim it’s “streamlined,” but every time, it’s the same old checklist. Maybe it’s just their definition of streamlined that’s different... Curious if anyone’s actually seen a lender cut out any steps, or if it just feels like less work because of the tech.

I’ve wondered the same thing. Every “streamlined” process I’ve tried still wants my last three years of tax returns, plus a ton of other stuff. Maybe they mean you don’t have to print and fax everything? Honestly, it just feels like the paperwork is digital now, but not really less work. Has anyone had a lender just use business docs and skip the personal tax returns altogether? Or is that just marketing talk...

I’ve tried a couple of those “no hassle” loan apps and honestly, it’s just the same mountain of paperwork in a shiny new portal. Maybe it’s a bit faster, but they still want to see every personal tax return and W-2. I get that they need to check risk, but the marketing makes it sound like you can just upload a few PDFs and you’re done. That’s never been my experience—maybe it’s possible if you have perfect credit and a huge down payment, but for most folks, it’s just digital paperwork instead of paper.
