I get the hesitation—been there myself. Waited an extra year to boost my credit score, thinking it'd save me big bucks. It did help with rates, but home prices jumped even more... sometimes caution costs you too.

Did the same thing myself—held off thinking I'd land a sweeter rate. Sure, the interest improved slightly, but the market didn't wait... Ever wonder if timing is just luck in disguise?

Honestly, I don't buy the whole "luck" thing entirely... Timing's more about staying informed and making educated guesses. Sure, markets shift unpredictably, but waiting too long can cost you opportunities too. Learned that the hard way myself.

Timing definitely feels like a mix of luck and preparation to me. Just bought my first home recently, and honestly, it felt like playing darts blindfolded at times. 😂

- Did tons of research, tracked interest rates, and still ended up second-guessing myself.
- Had friends who waited for the "perfect moment" and ended up priced out completely.
- On the flip side, another buddy jumped in impulsively and lucked out big-time with a sudden market upswing.

I think it's about balancing informed decisions with accepting that some things are just beyond our control. You can prep all you want, but sometimes life just throws curveballs. Glad the mortgage relief program worked out for you though—sounds like it was a lifesaver!

Yeah, timing's tricky, but honestly, I've seen more people regret rushing into a purchase than waiting too long. Sometimes patience pays off—even if it feels risky at first...
