Yeah, totally get this. It's tough because hindsight always makes things seem clearer, right? I've seen friends jump in early and regret it, and others wait too long and miss out completely. Honestly, there's no perfect formula—just educated guesses and a bit of luck.

One thing that's helped me is focusing less on timing the market exactly and more on improving my credit score step-by-step. Even small boosts can open up better rates or programs you might not have qualified for before. It doesn't erase the frustration of missed opportunities, but it gives you a bit more control over your options moving forward.

Don't beat yourself up too much about hesitating last year... we've all been there at some point. The important part is you're learning from it and staying proactive now.

Totally relate to this—when we bought our place, I obsessed over market timing and drove myself nuts. Eventually realized that just working on things I could control, like credit or savings, was way less stressful. Sounds like you're on the right track already.

When we refinanced, I initially brushed off the idea of timing rates and just focused on credit and savings like you mentioned. But then a friend refinanced literally two months after me and snagged a way better rate—still stings a bit, haha.

I mean, you're right that stressing over stuff you can't control is exhausting. But I think there's a balance. Paying attention to market trends can save you thousands if you're lucky enough to catch a dip. Just gotta keep it in perspective and not let it consume your life. Easier said than done, though...
