FHA deadline: modification or repayment plan?

I’m trying to understand whether HUD’s September 21, 2026 loss-mitigation implementation deadline changes the choice between an FHA loan modification and a repayment plan.
My understanding is that a modification can permanently change the loan terms, while a repayment plan keeps the existing mortgage and adds the missed payments to future installments. That makes the repayment plan appealing if the hardship was temporary, but the higher temporary payment could be hard to manage. A modification may be more practical if the regular payment is no longer affordable.
I’d ask the servicer for a written comparison covering:
- Which loss-mitigation options are available for this specific FHA loan
- Whether a repayment plan is still available and what the temporary payment would be
- Whether a modification would affect the interest rate, principal balance, loan term, or escrow payment
- How each option affects foreclosure activity and the amount needed to become current
- Whether the September 21, 2026 deadline changes reviews for applications submitted before versus after that date
Has anyone received a written comparison from an FHA servicer instead of being offered only one option over the phone?
