definitely stricter than HARP used to be.

I've also noticed lenders tightening up a bit. HARP was definitely more forgiving... Enhanced Relief seems more cautious about past credit issues. Still, shopping around can helpβ€”some lenders might be more flexible than others, depending on your specific situation.

Yeah, I've seen the same thing lately. Enhanced Relief definitely seems pickier about credit history and debt ratios compared to HARP. Back when I refinanced under HARP, they barely blinked at a couple late payments from years earlier. Now lenders are digging deeper into past issuesβ€”even minor ones. Still, like you said, it's worth checking around; some lenders still have a bit of wiggle room if your overall picture looks solid enough.

Yeah, lenders have definitely tightened up since the HARP days. I remember refinancing under HARP myselfβ€”felt like they barely glanced at my credit hiccups from way back. Now they're practically pulling out a magnifying glass for every tiny slip-up, lol. But hang in there... if your overall financial picture is decent, there's usually at least one lender willing to play ball. Just keep shopping around and don't let the pickiness discourage you too much. You've got this!

I refinanced under HARP back in 2012, and yeah, it was definitely a different ballgame then. I had a couple late payments from years earlier, and honestly, they barely even blinked at them. Fast forward to last year when we refinanced againβ€”felt like they wanted explanations for every little thing. But like you said, persistence pays off. Took me three tries before finding a lender who understood my situation. Hang tight...someone out there will see the bigger picture eventually.

HARP officially wrapped up back in 2018, so that specific option's probably off the table now. But there are still other refinance programs out there designed for folks with less-than-perfect credit or equity situations. Have you looked into something like Fannie Mae's High LTV refinance or FHA Streamline? Different guidelines, different hoops to jump through, but might be worth exploring if you're hitting walls elsewhere...
